Buying a Condo in Florida? 10 Things to Check Before You Make an Offer

Buying a condo in Florida can be a great way to own a second home, vacation property, or investment near the beach. But buying a condo is a little different from buying a single-family home.

You're not only buying the unit—you’re also buying into the condominium association and sharing responsibility for the building and its common areas.

Before making an offer, here are 10 things I recommend looking into.

1. HOA Fees—and What They Actually Cover

Don't judge a condo solely by the monthly HOA fee.

One association may include building insurance, water, cable, internet, pest control, pools, landscaping and other amenities, while another may include far less.

The better question isn't simply, “How much is the HOA?” It's “What am I getting for it?”

2. Special Assessments

This is a big one.

Ask whether there are any current or upcoming special assessments and whether the seller has already paid them.

Large building projects—such as roofs, elevators, exterior repairs or structural work—can result in significant assessments to owners.

3. The Association's Financial Health

Take a look at the condominium association's budget, financial statements and reserves.

A building with healthy finances and adequate reserves may be better positioned to handle major repairs without asking owners for large amounts of money unexpectedly.

4. Insurance

Florida condo insurance can be confusing because there are generally two pieces to consider: the association's master insurance policy and the individual owner's condo policy.

It's important to understand what the association insures and what you'll be responsible for insuring inside your unit.

And don't wait until the last minute to investigate insurance. I encourage buyers to get insurance information and quotes early in the process.

5. Rental Restrictions

If you plan to rent your condo—even occasionally—find out exactly what the association allows.

Some condos allow short-term vacation rentals, while others have minimum rental periods or restrictions on how frequently a unit can be rented.

Even if you don't plan to rent immediately, rental rules can affect your future options and potentially your resale market.

6. Rental History and Projections

If you're purchasing the condo as an investment, don't rely on a rental projection alone.

If available, ask to see the property's actual rental history and compare it with projections for similar units.

Also consider management fees, HOA dues, insurance, taxes, utilities and maintenance when estimating potential returns.

7. Beach Access

For condos along the Florida coast, don't assume that being close to the Gulf automatically means you have private beach access.

Find out where the beach access is, how you get there and who is allowed to use it.

Private, deeded and public beach access can provide very different experiences.

8. Parking

Parking may not sound exciting—until you're at the beach during peak season!

Find out how many parking spaces come with the unit, whether spaces are assigned, where guests can park and whether there are restrictions for oversized vehicles, boats, trailers or golf carts.

9. Upcoming Building Maintenance

Ask about major projects that have recently been completed and what may be coming next.

Roof replacement, exterior painting, balconies, elevators, windows and structural repairs can all represent significant expenses for a condominium association.

Knowing the building's maintenance history can help you better understand what you may be buying into.

10. Condo Documents, Rules & Regulations

Finally, read the condominium documents.

These can contain important rules regarding pets, rentals, renovations, parking, amenities and how you can use your property.

Your condo documents can be just as important as the four walls you're purchasing.

The Bottom Line

A condo that looks like a great deal based on purchase price alone may not necessarily be the best value once you consider HOA fees, insurance, assessments, rental restrictions and the financial condition of the association.

On the other hand, a condo with a higher HOA fee may make perfect sense if the association is financially healthy and the fee includes expenses you would otherwise pay separately.

That's why I encourage buyers to look at the whole picture, not simply the asking price.
