30A Real Estate Market Conditions: What Buyers and Sellers Should Know

The 30A real estate market and surrounding areas are showing some interesting trends right now. While published housing data often focuses on averages, those numbers do not always tell the full story of what is actually happening on the ground in neighborhoods along Scenic Highway 30A, Santa Rosa Beach, and nearby coastal communities.
Currently, we are seeing two different market patterns depending on the neighborhood and type of property.

Areas With Higher Inventory
In some segments of the 30A real estate market, inventory levels are higher. This is especially noticeable in certain condo buildings or specific neighborhoods where multiple comparable properties are available at the same time.
When buyers have more options within a single development or area, sellers often adjust their strategy. In these situations we are seeing:

Some sellers pricing aggressively to become the next deal

Spring Break on 30A: How Rental Season Impacts Luxury Property Showings

Spring Break on 30A: How Rental Season Impacts Luxury Property Showings
Along Florida’s Scenic 30A, Spring Break does more than signal the start of vacation season. It officially launches our rental market into full motion. For buyers pursuing investment property, second homes, or legacy beach estates, this seasonal shift directly impacts property availability and showing strategy.
Understanding how rental season works can be the difference between a seamless acquisition and a missed opportunity.

Why Spring Break Changes the Buying Process on 30A
Unlike a traditional primary home market, many properties along 30A operate as income-producing assets. Once Spring Break begins, weekly rentals dominate the calendar, which limits showing windows.
In luxury beach markets, logistics matter. Access is everything.
From now through the end of rental season, availability tightens considerably — especially midweek.
The Four Property Scenarios Buyers Must Understand
When purc ...

Can You Short Term Rent in Any 30A Neighborhood?

Can You Short Term Rent in Any 30A Neighborhood?
No. I'll put a list lower down with many of the areas you can not.
Some neighborhoods have Homeowners' Association rules that do not allow for short term rentals. The neighborhood may say 30 days, six months, or 12 months is the shortest lease terms allowed.

Why Some 30A Neighborhoods Restrict Short-Term Rentals
Not everyone wants to rent their beach home. Many people use them as second homes, or their primary residence. In that case it's often preferable to not have a new group of renters next door turning over every week.

Resort-Heavy Rental Neighborhoods
I call some neighborhoods "resort heavy" like Seacrest. This neighborhood is great for a rental property. Its a wonderful neighborhood to enjoy a week at a time or for vacations with a tram, huge pool, beach access, and a town center with shops and restaurants. Also you can walk to other neighborhoods and town centers like Alys and Rosemary.&nbs. ...

5 Differences in Buying in a Second Home Market like 30A vs. a Primary Market

Are you considering purchasing a beach home along the stunning 30A corridor in Northwest Florida? Whether you're eyeing a second home for vacations or a primary residence, the real estate market dynamics can differ significantly. Understanding these differences is crucial to making an informed decision. In this blog, we’ll explore the five key differences in buying a 30A beach home in a second home market versus a primary market, tailored to the beautiful Destin, 30A, and surrounding areas. Let’s dive in!
1. Days on Market
One of the first things you’ll notice when shopping for a 30A beach home is the days on market. Vacation homes at the beach often have higher days on market compared to primary markets. Why? Sellers may not be in a rush to sell, especially if rental income is flowing or they’re still enjoying the property. This can make sellers less motivated to accept lower offers. For example, a luxurious Gulf Place condo or a Seacrest Beach retreat migh ...

30A average weather temperatures

Santa Rosa Beach, FL Average Weather Temperatures.
The weather often comes up in conversation for buyers looking to live on 30A full-time or visit their home during the off-season. We all know summer is nice and warm, but what is the rest of the year like in Santa Rosa Beach, Florida? Even in North Florida, we are farther south than the southernmost part of California. That said, we are more seasonal than South Florida’s tropical climate. North Florida is considered subtropical.

If you’ve visited 30A in March for spring break, you’ve experienced the same average temperatures we see in October, with highs around 68°F and lows near 56°F. From November through February, temperatures dip a little lower, but we still get days during those months where walking around in Seaside in shorts and a t-shirt feel great. Our cooler days come in spurts when cold fronts push through. I grew up in Birmingham, AL, and in the winter, when it feels great here, Birmingham is ...
