The Jonathan Hill Team First Quarter 2026

The first quarter 2026 was active with $7,090,000 volume closed and two other contract right after with The Jonathan Hill Team on 30a. Those 2 contracts that closed in the start of Q2 would have taken it up over $8,000,000. On the listing side The team had $9,000,000 in volume. For a small team over $16,000,000 in listing and closed deals combined this is a solid volume for the first quarter of 2026. The Jonathan Hill Team also in the last few months has shown properties to another 8-10 buyers who are on timelines that are a little slower, as our market typically is. 30A Real Estate Market Conditions: What Buyers and Sellers Should Know

The 30A real estate market and surrounding areas are showing some interesting trends right now. While published housing data often focuses on averages, those numbers do not always tell the full story of what is actually happening on the ground in neighborhoods along Scenic Highway 30A, Santa Rosa Beach, and nearby coastal communities.
Currently, we are seeing two different market patterns depending on the neighborhood and type of property.

Pro Tip: Understanding Days on Market on 30A
How many days on market does this home have? This is a common question that comes up when we are out showing properties on 30A. To better understand what "days on market" means, we can look at the average number and a few reasons why.


The average days on market on 30A south of Hwy 98 is currently around 150–160 days, but it is common for that average number to be higher. Different types of real estate have different levels of liquidity. Raw land is an example of real estate that can have high days on market. Another example would be specific commercial properties.
The pool of potential buyers also tends to go down as price goes up. Luxury vacation homes here, in general, are moving slower than many average residential neighborhoods. The properties on 30A are often paid for, getting rental income, or are still being used and enjoyed.
Also, the lifecycle of the buyer can move slower, with buyers renting another year or delay. ...
