Can You Short Term Rent in Any 30A Neighborhood?
No. I'll put a list lower down with many of the areas you can not. 
Some neighborhoods have Homeowners' Association rules that do not allow for short term rentals. The neighborhood may say 30 days, six months, or 12 months is the shortest lease terms allowed. 
 
Why Some 30A Neighborhoods Restrict Short-Term Rentals
Not everyone wants to rent their beach home. Many people use them as second homes, or their primary residence. In that case it's often preferable to not have a new group of renters next door turning over every week. 
 
Resort-Heavy Rental Neighborhoods
I call some neighborhoods "resort heavy" like Seacrest. This neighborhood is great for a rental property. Its a wonderful neighborhood to enjoy a week at a time or for vacations with a tram, huge pool, beach access, and a town center with shops and restaurants.
